Alta Vista Builders and Consultants is a full service custom construction and consulting firm. In business since 2006, we have done everything from small residential, to custom homes, to light commercial jobs. Beginning in Colorado as a basement and single family home contractor, we moved into the log home market in 2008. In 2010 saw the opening of our Texas office and the addition of consulting services. We have built in some of the most demanding environments and building jurisdictions in Colorado and Texas. Our experience can work for you in most any capacity including Log Home, Consulting, and Custom Homes.

About Tim

A native Texan, Tim comes from a long line of builders and craftsmen. He understands the entire home building process and also prides himself on partnering with his clients to bring their vision to life.

Being a fourth generation home builder, Tim is involved in all aspects of the construction process with his clients. He is their guide through the entire process; from assistance with lot selection to architecture, design, construction, and all the way to move in. You aren’t left on your own to navigate the process and his process is transparent.

Tim also brings hands on experience with most aspects of the construction process. Being a craftsman himself, he knows what high quality work looks like. He also understands how to communicate with his vendors to bring out the best in their work.

Balancing custom quality with timely delivery is Tim’s trademark. Clients and vendors alike continue their relationships with Tim for years.

How We Do it

Custom Home Process

1. Secure Lot – AVB can help in finding potential benefits or hazards of lots.

2. Design Home – This can be done by a full custom design with an architect, using an existing plan, or modifying an existing plan from architect or web. You will contract directly with the architect.

3. Engineering – The foundation and home will need to be engineered. This stage is started after the plans are completed. There needs to be a soils report done for the lot the home is going to be built on. The soils report can be ordered as soon as the lot is contracted/ purchased. This tells the engineers the criteria for the foundation design. You will contract directly with the engineer.

4. Selections/ Specifications – This is the “pretty stuff”. We will have you meet with our designer to visit suppliers and showrooms to select everything from appliances to flooring, all the way down to the doorstops. This is where your Houzz idea book comes in handy.

5. Bid – We can only go to bid once we have engineered plans and selections. Once we have all of that, plans and specifications are sent out to the various vendors and sub contractors for pricing. This process can take several weeks. Bid updates can be provided as we get numbers in from vendors.

6. Financing – This process should be started as soon as you decide to build. The bank will need the full bid and selections before they can order an appraisal and give full financing approval. The earlier you engage a lender the better. We have several lenders we work with and are happy to assist in this task.

7. Permitting – Once the budget has been reviewed and approved by client, and there is a high level of confidence that financing with be approved, we submit with the appropriate jurisdictions for permitting. The document requirements and time for permitting varies greatly from one jurisdiction to another. We like to time issuance of permit and close of financing to occur within a couple of weeks. Most construction loans and permit windows are 12 months. The closer we can have those 12 months start to each other the better.

8. Construction Start – Once we have permit in hand and bank financing closed, we will start the construction of your home. The construction process and timeline can vary greatly from job to job depending on site conditions, size and complexity of home, requirements of building jurisdiction, and market/ weather delays. We are currently experiencing incredible labor and supply chain constrictions. AVB does all we can to anticipate these issues by ordering materials ahead of time and scheduling vendors in advance.

9. Construction Process – AVB will update our project management software weekly and provide pictures and updates to the client on the portal. When your project starts, you will be sent an email to sign up for Buildertrend. It is important to set this up as a good portion of the job communication takes place in this portal. This is also where you will see the schedule, daily logs, and pictures. A construction manager will typically be on your job site 2x per week.

10. Change Orders – Change Orders will be done for a $500 change order fee and then at cost plus 20% of the actual change order cost. It is important to keep in mind that any change slows the process down and that the time cost of a change order needs to be considered the same as the financial cost.

11. Construction Completion/ Punch – As we near the end of the project, several punch lists will be made and updated by AVB. This is an ongoing process to completion, and at times is a 1 step forward 2 steps back situation. This is typical of all construction and totally anticipated. Within a couple of weeks of closing, AVB will do a punch walk with the client making a written list of any remaining concerns and issues. We will do our best to have these issues resolved prior to close. Some items may go beyond close due to weather, sub availability, and/ or materials availability.

12. After Move In – AVB offers a 1 year “bumper to bumper” warranty. This will exclude homeowner maintenance and wear issues. There is a 2 year warranty on MEP systems, and there are manufacturer warranties on appliances and equipment (be sure to fill out your registration cards). We ask that you keep a running list so that repairs for any warranty issues are made at 3, 6, and 12 months after closing. Any emergency or critical items can be addressed as they arise.
